How long does it take to get a mortgage offer?

A.

We work with over 200 lenders and they all have busy periods throughout the year which we monitor daily. When we assess your financial and personal situation, we will also find out how quickly you need a mortgage offer in order to meet the expectations of your vendor and the other people in the chain. If it is a remortgage we would assess how quickly you need the money. We would then recommend a lender that can transact within the timeframe that you require. If all the documents are provided and the lender does not have a delay we would hope to have an offer within 10 working days. We do have examples where this has been as little as 36 hours from the point of application, but also examples where complex cases have taken longer than 10 working days. We do have a fantastic back office team who manage applications from the point of application to ensure your mortgage offer is produced as quickly as possible.

How does the bank calculate the value of the property I am buying or remortgaging and if I disagree can I appeal this figure?

A.

On most occasions the bank will instruct an independent surveyor to value the property and they will provide a figure which the mortgage lending will be based on. The surveyor may also use a desktop valuation process where the valuation is carried out electronically as opposed to physically. If you disagree with the figure, provided you can supply comparable evidence to show that very similar properties have sold for more recently (normally within the last 3 months) most lenders have an appeal process which can be followed.

We fully appreciate a lease extension may feel like an unnecessary outlay however with the right financial advice it will result in your property being more valuable when you come to sell it.
