In a fast moving lettings market, it is important to keep up to date with current legislation and movement in rental values. An experienced ARLA qualified member of the team will guide you through all you need to know about letting your property, as well as providing you with a detailed valuation and marketing strategy.
We will also highlight the services we can provide, from rent collection to full management allowing us to tailor our service to meet your requirements.
After agreeing the marketing strategy and price we will need to complete some simple formalities such as signing our terms of business, arranging an EPC, (which is a legal requirement) and confirming the viewing details.
As a landlord, the law requires you to annually test all gas appliances in any property that you rent but don't worry, Acorn can organise for one of our Gas Safe qualified contractors to ararnge and undertake annual testing.
Our team will then photgraphy our property and prepare marketing details.
Your property details are now live across our network of 28 branches and will feature on National property websites, OnTheMarket.com & Rightmove, as well as our own. We also use local press advertising, direct mail and telephone call outs to ensure we generate maximum interest for your property.
We prefer to accompany all viewings and will provide you with regular updates and feedback.
We have found a suitable tenant who wants to rent your property.
After initial qualification and acceptance of their offer, your dedicated Property Manager will carry out credit checks and request references. We will then provide you with a report on their financial standing, rental history and their suitability to enter into a tenancy agreement.
We will also discuss with you any works required at the property, in readiness for your new tenants.
Subject to your approval, we will arrange for the signing of the contracts, carry out the 'Check In Report', register the deposit and collect the rent.
After this we will release the keys to your new tenant!
In the majority of cases Acorn will be managing the property, so you and your tenant will be looked after by a dedicated Property Manager. Both the tenant and landlord will be provided with contact details of your Property Management Team, so there is always someone available to handle your enquiries.
We will handle the collection of your rent and deal with any situation that occurs during the tenancy as well as providing you with regular updates.
